What Does This Mean?
Tracking
housing mix provides one way of looking at how
“smart” we are growing as a city. The housing
mix indicator shows the proportion of low
density (single- and semi-detached), medium
density (townhouses) and high density (apartment
buildings) dwelling units created each year in
London.
Why Is It Important
Environmentally To Have A Mix Of Housing?
Balancing the
current market demand for single family homes
with a good mix of housing types in the medium
and high density range is important in planning
for the most efficient use of both urban land
and existing infrastructure. A mixed housing
form can help to create compact neighbourhoods,
provide cost effective transit services and
provide a choice of residential types for a
broader range of the population. Housing mix and
residential densities for future subdivision
developments are determined through the
Community Plan Process which provides for a
comprehensive and coordinated approach to
development having regard for the location and
physical characteristics of the land area.
How Are We Doing?

Getting Better

- The
proportion of low density residential building
permits has decreased from almost 70% in 2002
to less than 50% in 2005, medium and high
density permits have increased to almost 50%
showing that we are building at a greater
density overall.
- In the past
4 years residential building permits have hit
levels not seen since the late 1980’s.
- Low density
housing types (single- and semi-detached) have
dominated the mix of development in the City
of London since 1994.

- Advocate
for mixed use development/multi-unit housing
in subdivision developments.
- Advocate
for zoning to allow attached and multi-unit
housing in low density areas.
